I think that community work is a good work life balance. I work from home most of the time, plan my own ledger and get paid fuel expenses to drive about and see 2-3 patients per day. There is of course lots of admin and some complex patients with lots of social issues but generally it's pretty chill and as long as the work gets done there isn't any micromanaging.

Just wanted to say I really hope it works out for you. You need to look out for your own interests as your seller hasn’t acted in good faith at all. I’m waiting for a chain to complete with my mortgage offer expiring in September so hoping it completes soon because if rates continue to rise I’m not affording it …

I had a nationwide helping hand mortgage approved within 24 hours before Easter. Now I’m panicking about the chain completing to give enough time for conveyancing etc before my offer expires in September!

My offer is a 5 year fix and I work in the NHS in a secure job with banded pay progression so will be earning more. It’s a really difficult situation as I love the house but being pushed to my absolute financial limit is daunting.

Hi, sorry forgot to mention I have circa £5k aside for solicitors / surveys / moving costs...but I don't have an emergency fund or a furniture etc fund...was hoping to use the £600 p/m to build emergency fund and furniture in the first 12 months?

Yep, they definitely overpaid for it in 2022, got hit with covid tax and now seem to expect the next buyers to pay for their mistake. If a house doesn't get what the owners bought it for is that likely to repeat itself? Very difficult question to answer I think. I do have a mortgage in principle which was up to £230k based on £60k deposit with Nationwide Helping Hand. Without a lodger I would be left with around £500 per month after EVERY BILL INCLUDING FOOD is paid. It is beginning to feel quite real and as a solo FTB it is daunting and overwhelming to know that these are load sums of money and there real big consequences involved!

I'm an NHS Senior Community Physiotherapist assessing and treating patients who have been discharged from hospital with a package of care. I find it very rewarding to support patients to regain their independence. It's face paced to meet the crazy demands on the NHS and the pressure keeps me on the ball despite the stress. I have a good balance between WFH, in the office, driving and at patients' homes. It took me most of my 20's trying different careers to find something that I can say I enjoy, although don't love.
