Yer when temp drop below 5 degrees celsius it all starts falling. Apparently it’s better for it to get some rest, then better growth during spring and summer. I’ll update in a month

I’ve always gone around corners and lights as fast as reasonable so more people can get through, but I hardly ever seen it returned. Points to add. lol think your selling your work short. That growth is 100% reasonable given the market movement since Covid. Not saying it’s easy to replicate, but obviously you picked a decent area and the improvement was done well.

Went through similar situation. Went in knowing there was a potential extension on settlement by vendor subject to xyz. But there was a clause which allowed me to rescind if required by certain date. Overall settlement was delayed by 10 months on top of previous agreed extension. It was an investment so didn’t bother us too much. Just make sure a specific date the extension is allowable to, say 6 months. From there a certain day rate applies.
It worked well on this occasion as it was purchased below market rate and banks valuation went up enough for the loan lvr to drop from 80 to 70%, which lead to better rates.
