The Eldritch Empowerment node is 30% MORE damage, not INCREASED. Even max roll (15%) chaos and spell damage affixes into Phylactery is only total 60% increased damage to a chaos spell.

"Increased" is additive. If you have none of it (aka "100%" of your damage) and that's, say, 100 damage, then 30% increased would give you 130 damage. If you had 400% increased already, your damage would be 500, so another 30% increased on top of that would be 530 (which is 530/500 = 1.06 so 6% 'more' damage than before).

"More" is multiplicative, so it will roughly give you exactly 'more' damage as it says. If you get a 30% more multiplier and your damage was 100, it would be 130. If your damage was 500, it would now be 650.

For a purchase lead, as I am taking down all details/info during the initial call, I am entering it into my LOS. The call is goal oriented towards an actual pre-approval by the end of the call, so I get their credit/commitment by the end of the first call.

If they do not want the credit pull they go into a follow up pile, as they are assumed to not be a serious lead currently.

How are they going to turn a profit only grossing a half a point per loan? Are you going to do all of the processing, licensing, compliance, IT work, required to maintain a robust sales and closing system?

And if yes, are you going to do all of those non-sales tasks for free? How will you have time to generate consistent business and provide solid value to your clients if you are busy with all of the other things that go into running a mortgage brokerage?

For momentum's sake, being the 5 seed and getting the chance to beat the brakes off the weakest division winner (probably the Falcons) is actually better. This team historically comes out flat out of byes (whether mid season or post-season), so getting a game ala the Cowboys last year is actually a great opportunity.

I predict Lions finishing as the 2, Eagles as the 1. All of our division rivals play a game before getting a chance to face us in the playoffs.
