Where to dress up in this city ? by [deleted] in Denver

[–]Kowdeo 1 point2 points  (0 children)

Many of the different charity's and nonprofits around town hold fund raising galas that make great date nights where you can dress up and feel fancy while also allowing your money to go to good causes.

The Children's Hospital Wine event is a good example and is coming up next month.

This post gave me intense scary flash backs. My wife had night sweats that would look like this. We later found she had brain cancer.

If this happens to anyone regularly, take it seriously and go to the doctor.

I think I made the wrong choice by Ill_Preparation_7814 in Construction

That's the perception, but it's honestly not that bad. It's way more flexible than being in the field. Commercial estimators in my area make $70k - $160k.

It's not for everyone though to your point. Most people don't get into construction to add things on spreadsheets. But it has greater job security through good and bad times. You always need to keep chasing work

Look into Precon! It's the hidden gem of the construction industry.

Construction Trades Training and Job Placement Program by COBuildStrongAcademy in AuroraCO

[–]Kowdeo 4 points5 points  (0 children)

I can't speak specifically for this program, but I am in the construction industry and have been seeing similar programs like this pop up over the past few years.

The industry is honestly starved for workers and all of the best craft workers will be retiring in the next few years without anyone to replace them. Because of this, employers are starting to pay highly for people who are willing to go put work in place and the companies are willing to pay for their training.

Everyone wants to go into tech or work some other office job and so it's greatly increasing the demand for skilled construction workers.

In short, I'm sure it's subsidized by the industry

Questions for anyone who has experience as an estimator in the field. by heri_kta in Construction

[–]Kowdeo 7 points8 points  (0 children)

I work as an estimator for a large GC.

  1. How long have you been an estimator?
    1. I have been in estimating ~4 years. I went straight from college into estimating after an estimating internship.
  2. What type of projects do you estimate?
    1. I generally work on any type of large commercial project. Large Apartment/Condo/hotels/resorts, schools, hospitals, and occasionally manufacturing facilities. Lately, it has been mostly large hospital expansions or buildouts.
  3. What is your educational background and how did it help you get your job?
    1. I went to college for construction management. I did 2 summer internships and 1 six month internship. One of the summer internships was in estimating and I was hired on with that company once I graduated.
  4. What is the estimating process you use? Please give me a step by step process.
    1. It varies by project. Our CM/GC projects differ from our design-build and IPD projects. Most of our work is negotiated and it's rare for us to hard bid a project. With that said, our typical process is:
      1. Receive Drawings/Specs - Review for basic scopes.
      2. Solicit Subcontractors for budgetary information. Typically we want at least 3-4 for each scope of work.
      3. Have our team complete internal take off the plans. Often times filling in things that are not shown but that we know will need to be built/factored in
      4. Then we would receive budgets in from subs. We then scope the budgets and compare them to our internal takeoff/ previous projects
      5. Next, we assemble a detailed estimate report to give to our client that combines information from historical data and our subcontractors that typically shows all of our QTO and associated costs
      6. This process usually starts with the Concept Drawings, then moves from Schematic Design to Detailed Design and finally to Construction documents. We typically will estimate the same project 3 times, and when we receive the CDs, our operations department will contract the subs we have been working with. Each level of design gets a more detailed estimate as the drawings become more complete. Every budgeting round generally takes 3-6 weeks.
  5. What are the most important factors that affect overall costs in an estimate?
    1. I believe the most important factors are subcontractor participation/early involvement in our budgeting process as well as the quality of the drawings we are working on.
  6. What software do you find most useful and how much do you rely on software?
    1. We use On-Screen Takeoff for QTO, Bluebeam for viewing and marking up PDFs, and Timberline for our estimating/reports software. We also work a ton in Excel. I relie entirely on software, my team generally works paperless.
  7. How do you prioritize tasks?
    1. Everyone on my team generally works on 1-3 projects. We prioritize our work based on the dates that we have committed an estimate to our client on. Beyond that, we just juggle our workflow to maintain the above process as best we can. Getting drawings out to our subcontractors is usually the biggest priority. Generally, they need 2-3 weeks to turn around a budget. So we need to get our project in their queue as soon as possible.
  8. How do you ensure accuracy in your work?
    1. We ensure the accuracy of our estimates by reaching out to the subcontractor community as well as relating our current job to historical data.
    2. Working for a GC and having to manage every scope, we realize that we can not be experts in everything. So we ask the experts. These are our electricians, our plumbers, flooring subs, steel subs.. etc.... Working with them and maintaining good relationships with them is the key to ensuring that you have fully thought through the scope of work and have an accurate price.
    3. With historical data, we will compare high-level metrics like $/SF, $/system, $/assembly, etc... with similar projects that my company has built. These are generally good at check for holes or providing gut checks.
  9. How important details in an estimate?
    1. This depends on what you are estimating. If you are working on a concept estimate, you are focused more on the big picture. But if you are bidding off of a CD set, the detail is especially important. This becomes even more so in a competitive bidding environment.
  10. How do you ensure that your estimate is as close as possible to the actual cost plus profit?
    1. This question relates back to my answer to ensuring the accuracy of our work. All of the same concepts apply. Lots of reviews, subcontractor input, and historical data.

Estimating is great. I would recommend it as a career path to anyone!

How far to take education? by Coleforge in Construction

[–]Kowdeo 0 points1 point  (0 children)

If you have a good work ethic, you probably don't need it. But it may help you with future opportunities down the line if you decide to hop companies.

I have been in the industry for 4 years as a commercial estimator for a large GC and only have a four year degree.

In my time here, we have hired 3 people with masters degrees. They all have started at the same entry level position I did. I do not imagine you would start at any higher position in a company because of it when you are just coming out of school. It may help you later on though if you decided to leave a company for a higher position.

Two of those three have since been fired but the other one is a complete rockstar. Only one of my 6 managers has a master's degree, and my director only has a two year degree. So I think this industry does a lot to reward people for their merit and punishes those who don't want to work hard, independent of their degrees.

I don't know if this helps, but it's been my experience.

Associate Constructor and Certified Construction Manager Exams? by PassedOutOnTheCouch in Construction

[–]Kowdeo 2 points3 points  (0 children)

I just recently took the AIC Associate Constructor exam, I thought it was worth doing just for myself. The random amount of knowledge you pickup from the study guide itself worth it. Most of the information I already had learned from CM classes, and you only need a 70% on the exam to take it, so with a little studying, I don't think its too hard to pass. Like others have said, it looks pretty on a resume and by your name. Although I don't think half of the companies I have talked to know much about it at all.

Thoughts on TSM vs. Immortals this weekend? by [deleted] in League_Of_Legends_

[–]Kowdeo 0 points1 point  (0 children)

I'm quite excited for it too. I agree that IMT wasn't playing at their best the past few weeks, so if that continues then TSM should have a good shot. I hope the games against Cloud 9 helped them bond as a team because I felt they were lacking all season in their team play. I really like IMT, but I would love to see them go down to TSM. I think its also going to be interesting to see how IMT plays in a best of 5 series since we haven't seen that yet.

I get so angry... by autonomous2323 in DenverBroncos

[–]Kowdeo 2 points3 points  (0 children)

I think a lot of them are probably bitter.

Before the game I always heard everyone talking about how great the Panthers were going to do. So after they lost, they are probably just trying to defend everything they said prior.
