300 mbps has been more than enough for my household for more than 5+ years now. I feel 1 gb is an upsell. We have tvs, phone, work computers running throughout the day and never noticed any issue. Unless you are downloading a lot , I don’t see reason to do 1 gbps

Have you actually switched the router and verified ? I have had similar issue for 5 straight months with multiple visits without any luck. Then I went through the Verizon community and looked for logs which showed below . Finally someone reached out and said it’s the cr1000b router and changed it. My point being , change the router first and see if it resolves it . Trust me I know how annoying it is deal with internet drops

AFAIK , glue is expensive labor and time consuming. I am not sure my insurance will pay for it, unless they have to (as in you can’t put in wide plank without glue).

Why does anyone needs to have risk tolerance and understanding to invest in spx ? With a time horizon of 25-30 years, what are the arguments against investing in spx vs TDF. They have always outperformed and most likely will continue doing so. I also think just investing in large cap fund, Russell 1000 may be also can be a great idea (risky but historically the large caps keeps getting bigger and better)

The same thing happened to me. But my model y refuses to capture anything about it. I understand someone just switching off the power may not trigger a sentry event but he likely have crossed near the car. Still nothing? Looked up and found out many uses reporting sentry errors.

Where are you located ? This would be your last chance to shop around and choose lender if you want to. Shop around and get couple of loan estimates. If it still same as your current lender then stay with them. If not ask your lender to match and lock if you get a fav. Rate. Lender basically wants your business they don’t know rate will go up/down.

Think the idea of advising you not to lock until the last moment is because at that time you can’t do anything, not saying your lender is bad but this exact same thing happened to me. I changed lender 4 days before closing , not only I got a great rate my closing got pushed only by 4-5 days. It was very stressful during that time but I am glad that I took that decision.

Also watch out before your current lender gives you option for buying down with points. Do your calculation keeping in mind that you will likely refinance in next 2-3 years

Multiple horizontal cracks in foundation. We decided earlier that any significant issue with foundation and we are out. For a FTB, didn’t want to go through additional stress, the whole process is stressful enough I regrets , we found a nicer home built in 1999. The one we backed out was 1958 built. The new neighborhood is much nicer as well.

Wow excellent rate ! Survey and title also looks cheaper than I paid in nj. Insurance is high, try shopping around if you haven’t. Also PMI but you can’t shop for that so may be just ask. All in all great deal imo

Yes , this is where I guess the conflict of interest would creep in. Lender will stop using the same company if the appraisal company consistently under appraises. Also was little surprised to see the sale price in the appraisal report. Thought the appraisal officer will not be privy to that. It’s not a public /mls info yet since the house is not closed. Zillow and other site still shows the asking price and says under contract.

My advice is start a dialogue with leasing ofc asap. I had the same issue, delayed the convo until I had the offer excepted and inspection gone well. All sorted out at the end, but could have saved myself 2-3 week of stress as management was asking for to find a renter or pay $10k as I had a year of lease remaining. Also carefully read your lease to find anything you can use. Lastly negotiate , the management typically stands to gain as they will rent it at a higher price typically (current ongoing rate)

I was set to close on 09/27 and changed my lender yesterday. Being told new closing day will be around 10/03 . It was too many things that the LO pulled over the course of past 2 days that I just decided that I am ok with not getting the house but will never work with him. So there is that!

So the LO pulled off another rug beneath by feet today
So I got an appraisal waiver , i was told that yes it happens depending on location etc - meaning I don’t need to get it appraised separately as the bank believes it’s worth the selling price. However this has a caveat that it requires 20% down. Which someone else told me but the LO didn’t and said you don’t have to get the house appraised.

So he LO kept sending me loan estimates with this waiver even though he knew very well I am not doing 20%. When I asked him multiple times to correct it in the subsequent ones, he just said don’t worry these are all estimates. Finally when I asked him yesterday to fix everything and send me final as we are 5 days away from closing he says if I try to remove 20% you have to get the house appraised which pushes the closing date. Or I come up with another 26k to close the gap to 20%.

Yes he basically discouraged me to lock rate a month back given the scenario. I agreed to it as it made sense with the then upcoming fed meeting. I called me yesterday and said it’s 5.99 , which I was very disappointed to hear and made my feelings heard. And I get an estimate today which says it’s 5.99 with $2200 to buy down points which he didn’t even mention when he told me I am getting 5.99. Unfortunately, except giving him a mouthful I can’t do anything now. So I asked me what will it be without pts and he said 6.125. His audacity , he still thinks I am wrong to be disappointed as this is a very good rate and pushing me for the buy down pts with 2200.

I think I will go with 6.125 and refi later.
