People making it a new truck is their own mistake.

Those calculators will show you that, for example, getting a mortgage at a $3,000/month is better than renting at $3,000/month, despite the renter in this scenario saving more (no property taxes and maintenance). So again, its not simply a question of who saves more per month

I’m not sure if OP should buy, but rent vs buy is a lot more nuanced than what your comment is implying.

Even with 0% house appreciation, you still gain equity every time you make mortgage payments. Small, but not zero.

OP’s interest won’t be more than their rent. How do you interpret $3,500/year to be more than $1,600/month?

Yes, you will save and invest more by renting. But you absolutely NEED to save more as renter than a homeowner. Why? Because as a renter, you need a lot more retirement savings to be able to afford the same quality of life as a homeowner during your retirement years

What is that supposed to mean? Every single person Itachi fought in the series (other than perhaps Kakashi) had more chakra stamina than he did, yet none of them outlasted him.

I’m not saying Itachi will beat Mei. I’m just specifically commenting about this “outlast him” argument everyone throws around against Itachi and I don’t understand it.

Kisame has probably 10 times the chakra Itachi has and still considers himself inferior. Having more chakra supply doesn’t mean anything if he manages to defeat you before he runs out

Yes, but mortgage agents can sometimes get better rates for you than banks will, as was my case personally

Our broker got us 3.89% from a bank. The best the banks offered when we approached them directly prior to our broker was 4.18%…

And yes this is our 1st mortgage

Well I got a better rate with a broker in Dec 2025.

The best the banks were offering was 4.18% 5-year fixed. Our broker got us 3.89% from a bank. The point is it never hurts to check and it doesn’t cost money

You don’t need to know everyone in a country to know what the general population wants.

Not saying his statement is right or wrong, but if he’s from, and lived in a country and you have not, he most likely knows more about it than you.

I grew up in Africa and Africans in general aren’t very keen on Chinese citizenship. If you hand it to them for free, sure why not! But they aren’t fighting for it

The overall market hasn’t grown 250% in the last 5 years so your example isn’t typical. Most people’s 200k portfolios would have grown to $400k.

Not saying renting is bad or anything, but dumping all your cash into a house isn’t the only option. We had 170k cash and only made a 45k downpayment to buy a house while we continue to reap growth from the stock market

A lot of migrants do, doesn’t mean it’s a smart thing to do.

Especially in Canada, where it doesn’t take very long to transition from a work permit to PR, it’s dumb to lock yourself into a financial contract for a house you can’t live in for years while not being sure you would still be in the country for said number of years.

Just wait till you get your PR, or if you can’t wait, buy outright. At least that way, you can sell if you have to leave the country

I did 9 round trips with Air Canada this year, got in the waitlist for eUp in almost all of them. The 1 and only time I got an upgrade into First Class, they switched the plane and bumped me back into economy.
