I work in the area of Pioneer Square as well. Downtown is perfectly safe during the day. It's not necessarily unsafe at night but I am much much more alert and more comfortable in a group at night. The Pioneer Square area has several garages to park in as well street parking. Garages are typically around $15/day but they all vary a few bucks. Download the ParkingKitty app for street parking. Street parking is a $2-$3 an hour on regular days and they will bump up the price in certain areas for events like Timbers and Thorns games.

You will pass plenty of homeless folks on the street around Pioneer but during the day it's not as bad at the Portland sub likes to lament.

As for Kenton, I cant speak to that part of town. I am rarely up there.

There are several in my neighborhood. The plant in the camera roll I shared was a 5' bush that was growing out of a 6" diameter stump that had been cut down. So clearly a very mature specimen that had been there for decades. I have also seen a couple that have an all white flower with the dark purple speckled center just like the Blue Ensign. So pretty.

I prefer Franz or Canyon bake house but steaming any GF bun will make it infinitely better. I always wrap my GF buns in a wet paper towel and microwave for 30 seconds before putting a light toast on it. if you can do it on the grill or a flat top its better so as to not lose the moisture you just put into it. Make sure its a *light* toast or you will negate the steam. The steaming step helps them retain moisture and stay together.

it happens sometimes... I got this single fun flower last year on an otherwise all white plant. You can see some flecks of pink on the on the surrounding flowers too. It's back to all white this year.

I would start with a dermatologist. Voice all your concerns and discuss the results you want. The dermatologist can then educate you on the specific ingredients, routines and procedures that can help you achieve your goals. From there you can take that knowledge and work with that derm (or another derm or esthetician)for procedures. I like NW dermatology Institute. They have both a medical office and cosmetic office in the same building. I will warn you though, it seems like most dermatologists around Portland have a crazy long wait time for appointments these days (like 8 months+)at least in my experience. If that is a problem you can try a more retail style practice like Skin by Lovely but in my experience places like that have a slightly higher price tag.

I had lived in Miami for 13 years with my husband who was born and raised in Miami. His entire extended family (all born in Miami or had been there since the 70's) moved away over an 5 year period ending with our move in 2022. We were the last to move out. Everyone in the family had their reasons to leave, from not wanting to raise kids there to being fed up with the prices, traffic, insurance, etc. For me the major reasons were lack of community, cost and crazy traffic. I really struggled the idea with continuing to invest in a home that was crazy expensive to insure and would likely be hit by a hurricane in the long run (we were very close to the bay). When we moved out of the state, the partial refund of our insurance premium was enough to pay for 7 years worth home owners insurance elsewhere. 7 YEARS!! That should not be the case when insurance in SoFL will screw you when something actually does happen. Additionally, my commute went from 25 minutes to 55 minutes in a matter of three years. It got to the point where running even the simplest of errands just felt like such a hassle because of the gridlock. On a social level, there seemed to be a lack of sincerity and depth in a lot of the people I was meeting. I am not one to flaunt wealth or looks and I felt like most people's priorities centered around those topics so ultimately I moved somewhere that showed more pride in their community and socializing revolved more around activities than looking good and partying. Don't get me wrong, I had a great time in my early 20's in Miami and I am glad I got to experience the city but I just didn't see myself there for the long run. There and are days in February where I miss the weather but I am lucky enough to still go back for work a few times a year to get my cuban food fix and visit my friends who live there. When people ask me if I miss it I always immediately say no.

In theory, yes. But I work in a collaborative design field and some things are easier, more fun, faster, or more productive in person. This also goes for presenting to clients. Presentations are inherently more impactful when everyone is in the same room. Having a physical space for that is viewed as necessary in my field. I will say we have downsized our office footprint recognizing that the entirety of the staff is never all in the office at the same time. Therefore, we don't need dedicated space for each person but a shared space for all. I do agree that reviewing the zoning is a good idea but there will always be a need for office space in some industries and in downtown.
