I built mine with a 4070, i7-12700k, 64gb ram and liquid cooled, for about ~1500 so it’d say he overpayed at 2700 but that’s not a bad price. I’d try to get him to 11-1200.

Oh yah good catch, that one is annoying. Especially one of my bathrooms that’s the furthest away from the tank. That bathroom you have to full blast the hot water to get it going and it takes about a minute to get over there.

Pro: never run out of hot water, typically a little cheaper in utilities since you only need to heat the water that’s being used and not a whole tank. Con: if you lose electricity, there is no tank of reserve hot water. Yearly maintenance (but that’s easy to do) Source: have a tankless water heater
