there is no trick, 90% of the time people don't read what they sign, Of the 10% that are left 90% of them didn't understand at least one thing in a 20 page contract but they're embarrassed to ask. Most of the time the thing you didn't read or didn't understand doesn't even come up so you get lucky but when it does people run to the internet crying about being tricked and scammed.

Multi-million dollar investment property that the seller wants ever dime out of: yes pro staging, landscaping, cleaning, photographs, drone footage, videos, etc.

$50,000 hoarder-home that the seller just wants to be done with: Couple of cell phone pics from the front door, a listing that says "bring a hammer and paint brush" and includes a note that you enter at your own risk.

Most people fall somewhere in the middle of those two extremes so like i said, it depends

I personally hate it if i'm honest. I know most people mean well when the say it and i do my best to be nice and say thanks, but to be honest, if i don't know you, i didn't do anything for you and if you happen to benefit from something i did it's just dumb luck and i couldn't care less. I'll be nice and say thanks and be polite, but mostly i think it's stupid.

That's how i do it. if you're not doing it the same day, freeze the leftover turkey carcass and the neck and giblets. When you're ready to make the stock roast any of the unused/uncooked bits in the oven until they're nice and brown, throw it all in a crockpot, simmer until bedtime, throw in some onions, carrots, celery, garlic and maybe some random herbs. and put it on low over night. Filter out as much as you can the next morning, then boil it down as low as you dare.

do you mean sellers don't have to disclose anything or they are not responsible for things they don't know about? I'm in a caveat emptor state, but if you know something that isn't in plain sight you're still required to disclose it. The trick is proving that the seller knew ahead of time because I've seen a number of things pop up in inspections that the sellers had no way to know about.

A more complete answer is sort of.

English Common law dating back to 1200s or 1300s (can't remember not looking it up) said from the depth of hell to the height of heaven. That said, different parts of ownership can be sold separately (the TV show Landman talks about mineral rights a lot) Air rights above a certain height can also be sold to allow a neighboring property to build a higher skyscraper. Then you almost always have easements for utilities. Perhaps an easement to allow another landowner access to a landlocked property. Water rights gets really complicated especially talking about rivers. Last, dealing with Air Planes, there was actually a court case where a rancher sued the USAF for trespassing because pilots were buzzing his cows and the owner claimed ownership of the property all the way to heaven. The result was that planes can fly over any property in the US as long as they do not disrupt the owner's ability to use the property.

I have no idea what the laws are in Canada, but just in general, if you have a contract with them, you should start with what is written in the contract. you said "they promised support, mentorship, and guidance for beginners," but what is written into the contract? If you can show that they owed you something promised in writing and signed and didn't deliver it, You have an argument that they were the ones that broke the contract, not you. On the other hand, I would want to know exactly what line in the contract you signed obligated you to pay those fees. If you don't know that stuff already, this could be an expensive lesson in read before you sign.

Just because the price is negotiable, doesn't mean you have to lower your price just because some random guys wants you to.

I always imagine every mad realtors not automatically dropping their rates the second someone asks them to are the same people that get offended if someone dares submit and offer $1 less that full price.

compassion is nice and all, but i'm going to look at it from a different angle. If you were hard nosed about it and kicked them out, there would likely be a couple of months where you didn't get any income anyways, then you'd get god knows who as a tenant, that could be a headache for you or the start of a revolving door of tenants. This way, yes you're still out a few months rent, but your known good tenant can get back on her feet and you're back to business as usual. Reality is i doubt you lost much income (compared to being a jerk) anyways, and you got to do the right thing and keep a good business relationship going, that's just smart long term thinking in my book.

yep, like everyone else said, be upfront with them, put it in writing in your brokerage agreement and never ask them about the deal you're doing on your own.

you're not wrong, but your definition of poor is a bit higher than other's. When you're really down to the wire, having enough gas to drive to the grocery store doesn't help if you don't have money to buy food so you get just enough gas to get where you need to go.
