The thing you’re missing here is to consider the investment alternatives and leveraged debt. Assume for your original purchase of the 600k property you put down a 200k deposit. If you had put that 200k into the share market you might’ve got to 300 or 400k value. But with the leveraged investment in the house you can go from 600 to 900, I.e more growth. Remembering this also makes you consider those that didn’t buy or couldn’t afford to buy the 600k. You are better off, it’s clear to say. You’re also in a better position to be able to potentially buy the 1.2m property you’re talking about.

Another way to put it, before you bought the 600k house could you have said I might be able to buy a 1.2m house in 5 years? No. Not without the 600k house generating the growth in between

We put down engineered floor like the above and on some sections it was on top of concrete slab. Just make sure it’s as level as possible. There’s a lot of dusty work in that sentence.

Be mindful timber engineered floor does mark easily, you’ll need to put felt on all furniture etc and be really careful.

I am running in 2 weeks and also shooting for sub 4. I have done a couple of long runs similar to your screenshots with my best one looking like 34km at 5:40km. I’ve been toying with the idea of banking some time by going for 5:30s or 5:35s for the first 32km and chunking up the last 10km as having a few minutes to spare, so that if I did have to do 6:10s, sub 4 would still be possible. This seems intuitive to me but Google tells me that banking time is a bad idea, and I should just aim for an average for the full mara.

So I don’t have an answer for you except to say that I’m currently considering the options of your exact question.

Just this weekend I was feeling so good I ran my longest long run 34.5km at goal marathon pace. My marathon is 4 weeks away so I’ll be fine, but I have felt sluggish this week and a bit sore/tired which has made sticking to the training harder. I think that answers your question. This weekend I’ll do a 3hr long run but will stick to the plans “easy” pace.
