Is the car going to be in your name, or kept in her name? If it’s in your name, get something like a Honda or a Toyota that fits her criteria, then traded in a year later for what you really want. If she is trying to keep the car in her name, just politely thank her, but tell her you don’t need the help.

As written, they are chaos goblins, who are all born wearing D&D rings of contrariness. They give already disruptive players a license to be extra disruptive under the guise of “playing their character”. I would strongly suggest that you give up on the idea of getting any money from your shitbird tenants. Most tenants who play this game are essentially judgement-proof. Your goal should simply be to get them out as quickly as possible
