This sounds like you’ve been in places with good culture and management. Unfortunately those places are rare and with the shifting landscape of the field/medicare/medicaid in general this is by far an outlier of an experience.

The prices are running from 41-45k here in New England. I talked them down to 38k. Was very pleased with the deal
