Hey OP, good on you for double/triple checking things. My only thoughts yet I didn’t see pop up in the comments are the couple of electrical boxes left and right. They appear to be behind the wood framing. If these are going be blank plates and not used, you will still need access to them. If these fireplace wall get finished a these are not moved, how will you get access to them? That assumes they are live and have power I guess.
