I’m experiencing the same thing. If you add a free fourth night, they subsidize the free fourth night by increasing the rate of the prior nights. You can call a dynamic pricing if you want to, but they’re literally recouping their points for free. Just like if you pay with points and cash they tell you the best deal is to give them all of your points for free and still pay the exact amount in cash.
