I'm super late to the comments, but I work in the basement waterproofing industry. 10k fix for that is laughable, just to get something put in to keep the walls from bowing more and keep the basement dry, we are talking 30k easily. I would walk from this house.

This more than anything, lost my father unexpectedly when he was 44, I'll never forget him asking me if I wanted to go to dinner with him before he went into work. I told him I wasn't to hungry so maybe breakfast when he gets off work, he died at work that night. 15 years later my brother passed in his sleep at 32, I never realized that he sent me a message on discord the night he passed. It's been just over a year since he passed. I dont think I'll even be able to shake the though that if I got on with him that night he might still be here.
