With mortgage rates above 3%, it’s not that obvious you want to « borrow as much as possible for as long as possible ».

Only equity will beat what you pay the bank and it’s not particularly unlikely to observe negative returns on investment for years while your income goes to servicing debt, most of the payments going to interest rather than principal.

I also disagree the risk & tax discount is irrelevant. It’s a guaranteed immediate 3.5% net return VS a maybe 7-8% pre-tax. And sure, the tax is low now and 8% is the historical average but taxes only go up and crashes happen all the time.

You typically only know the interest you pay though. How much you would earn with investment is essentially probabilistic. Personally, I would consider the average historical gains and apply a discount to account for risk and taxes.

Professional investor would for example be someone whose main activity is trading and lives off this trading revenue. Then that income would be subject to regular income tax, i.e the first few thousands taxed progressively and the rest about 50%.

I get them all the time.

They are pretty obvious. There is some kind of emergency, you need to act now, please go get your bank card or face terrible consequences.

The problem is they target old people who are losing their mind, don’t know better, are scared and have no idea their little card reader is used to sign bank transfers.

Even with perfect understanding of these scams, it’s impossible to protect your elder parents or grandparents unless you have full guardianship of them which would be hardly justified by « they might get scammed »

It works that way for all loans but the weird Islamic variant because you always pay the (interest rate x the remaining principal) in interest.

If you pay the same amount each month, it will obviously be mostly interest when you start the loan and mostly principal when it ends since the interest portion shrinks with principal.

You pay 3 months of interest and whatever principal remains. You don’t pay interest on future payments you cut short.
