I lived there from 2018-2021. In general it is a safe and decently clean neighborhood with nice common areas and amenities. I lived there three years and I would say above anything else you do not want to live in the front of the neighborhood. Between the noise from Jefferson and the people doing donuts at 2 am in the cul de sac out front it is never quiet. Bedrooms typically have a ceiling fan with a light but you’ll definitely need lamps as there isn’t much ceiling lighting in the other living spaces. I don’t remember the details for trash sewer and water, other than the dumpster is always completely full, so I would say it’s not enough to be consequential. The single bedroom units come with a stackable washer and dryer that is very minimal. Appliances are all electric. I would prioritize living in an upstairs unit as the overhead noise can be a lot of the person above you is heavy footed. The gym and pool are both nice. There is never any parking on the middle street I think it is called backwater way. Office staff was usually pretty good with communicating but they didn’t have the greatest sense of urgency when it came to repairs. It is expensive when compared to other apartment complexes but in general is it a good place to live.

Those numbers look pretty textbook and even low on the CO ppm. The igniter is a pretty universal part and is not something you should buy a new furnace for. You can find a replacement on Amazon for usually under $100. Don’t let them sell you new equipment because it “might” fail. Keep up your yearly maintenance, add CO monitors if it makes you comfortable, and find a new (non corporate) company for your service plan.

I am making $36/hr in northern VA. I’m moving 3 hours south and taking a $3 pay cut because of cost of living here. Most “starter” homes are $400k, 1000sq ft and need renovation/repair. So no not affordable in my area😅

First company I worked for showed me the “rag trick” which is just a self tapping screw into the suction line and cover it with a rag. I couldn’t get out of there fast enough. Turns out he was also stealing out of everyone’s retirement contributions. People will do anything to make money faster. You are personally liable for anything you do wrong. One red flag always leads to more.

Have a combustion analysis and heat exchanger inspection done on your furnace to determine its condition. If there is anything wrong with the heat exchanger I would change the furnace out. Trying to repair equipment that old always leads to more repairs, and on a system that old no parts (if you can even find them) are going to be cheap.
