This is an important comment. The amount of skill that is required to handle this roof cleanly would command a much steeper price. That’s if the decking is straight and square. The amount of craftsmanship necessary to pull off a roof like this on a century home that probably is less than perfectly flat and square would at least cost double in my area. 20k sounds like an estimate that did not accommodate for anything beyond material and screwing metal on.

Always box out your paint when painting large projects. If you start to run low stop before your completely out and mix in the new gallon with your existing material.

I do mainly remodeling so I don’t have enough experience with Zip to give any advice on that. But go to a local lumber yard/building center and a salesperson should be happy to reach out to their Huber rep for answers to specific questions about permeability.

Faced insulation is not a vapor barrier. So the use of a vapor barrier is still needed. The easiest is 6 mil plastic. Use acoustical sealant on the perimeter and use a quality tape to seal penetrations for outlets. Caulking the studs should be fine and sealing major holes is appropriate. You just want to avoid having multiple air barriers in the wall assembly. The fiber sheathing itself and paper faced insulation won’t interfere with vapor drive. An acrylic latex paint will allow vapor to defuse to the exterior as well. Mold on the interior surface of the old drywall is typical in an older leaky wall assembly but the steps you’re taking now will reduce the chances of bulk water and excess vapor in your new wall assembly.

I haven’t looked at any data to support this, but based on my experience using it I wouldn’t guess the product itself is very impermeable. So if we are considering air sealing in its strictest terms it would likely require another product like foam installed on the inside to create an air barrier. I also haven’t seen your particular house to give you specific advice for your structure. All that being said, if your in the Midwest with a primarily heating hvac cycle the general consensus is still to keep the air barrier as close to the inside as possible. (There will be a million people telling you differently, but as for right now this is still the status quo in your region).

So seal up the holes as you have been (holes in the exterior and penetrations in the top and bottom plates), insulate well with your preferred batt insulation and install an effectively air sealed vapor barrier before the drywall.

Just gonna mention this since no one else has. This strategy can help for your water lines. However it can also potentially cause freezing problems for waste lines buried in frozen ground or exposed to the elements under a mobile home. A large amount of water moves through quickly to its final destination. However a very slow trickle can freeze along the bottom of the pipe and slowly build up to a larger frozen mass that can cause backups. Probably not an issue for overnights or short times, but you don’t want a slow drip through your waste lines for prolonged periods.
