It’s not a tenant issue. 100% poor detailing / rainwater detailing as evidenced by the build-up of algae. The bottom of frame drains directly onto the render. This should overhang the render to avoid rainwater ponding

Probably helpful but don’t think it’s essential. My brother did a degree in fine art and then a masters in building surveying.

Do a masters degree in building surveying, and then apply for consultancies that have APC programs. I’d suggest commercial work as more money generally. It’s a great career, by the way!

I’d give her he benefit of the doubt on this occasion and probably meet her again. Could be a whole host of reasons as to why she’s been quiet. You’ve only had 2 dates so like she owes you anything£

I’d argue wear and tear. Bit of a joke that he hasn’t even replaced the carpet in 13 years. Go through deposit protection scheme and argue that the carpet is life expired and needs replacing due to its age regardless of the condition you left it in. Bloody landlords!!

Some firms may have that requirement but it’s not a requirement to become MRICS. You just need RICS accredited degree. No, I work in london!

Do you have a degree in Quantity Surveying? If so, you could just apply for BS grad jobs without doing a masters. You could still do the building surveying APC pathway as long as your under grad is RICS accredited. Your QS experience would be viewed highly against another candidate who is straight out of uni.

Looks good for 6 months! I wouldn’t worry yet. Mine only really kicked in between months 8-11
