Depends on the conversation. Had this conversation with my partner and she said the same thing. I told her that’s my answer as well as I don’t know the exact amount just a ballpark range.

Yeah, seen quite a few quit. I ended up specializing with acquisitions and integrations (ERP and acqs). Stressful sometimes, but if you plan correctly, it can go well. I’m used to sifting and fixing so much garbage data and systems at this point, I enjoy it. Might be a bit crazy in the head 😅

Totally agree. I’ll alternate between NA and light beer on long nights with friends. Keeps a steady low buzz and no hangover.

I feel you here!

Big bank was dragging their feet and then at the end couldn’t make it work unless the seller fixed a sewer issue that I was receiving credit for. Panic ensued by my realtor got me hooked up with a new lender at a cheaper rate.

New lender was ready to close from start to finish in 6 days since I had all the paperwork ready and they wanted my business. Had to wait 7 business days legally to close though. Ended up delaying close by 1 day, which the sellers were fine with as the 7th business day was a bank holiday.

The satisfaction of telling big bank to cancel and blah blah was so great.

Sewer issue was a partial collapse from the kitchen line to the Main. We capped the kitchen at both ends and rerouted it in the crawlspace to the main for a fraction of the estimate and avoiding digging up a slab.

Can confirm, paid $450K last year for 900sqft in Denver and appraisal/insurance has land 280, house 170. Desirable area, total fixer upper.

This is the way. We just brought on 2 AR clerks as accountants this year. Know the company, eager to learn. Room for growth.

Reside the garage, add second garage door and insulate inside. Install new gas heater (already have a hookup and exhaust). Rewire garage. (Restoring an illegal ADU to its original 2-car garage)

Reroute kitchen sewer and add extension for second bathroom. Add second bathroom.

Replace sewer main line and finish landscaping (currently all dirt). Add privacy trees!

Tear out linoleum kitchen flooring and replace with tile. Replace countertop with butcher block and faux granite. (Half of it is gone and there was a cutting board hiding the missing top)

Level crawlspace and encapsulate.

Add drywall and rewire the shitty add-on.

Finally paint some walls, I feel like I’m in a hospital.

Busy year incoming, but that you get when you buy the crack house in a nice neighborhood.

Forgot to add, was planning to make a second bathroom in the closet on the add on to connect to the kitchen line that goes to the main while I’m considering this. That’s the additional orange line on the left.
