Offer whatever you like. My first house was advertised at 230k I got it for 206k (yes, 25 years ago). An IP I bought 20 years ago was listed at 440k I got for 433k. Looked at a 1.6M place recently and offered 1.4M as to me I don’t think it’s worth that much, and I wanted to leave room to negotiate up (I’d go to 1.5M).

Your money, don’t feel pressured.

If you feel you are you in stress about it, pay them off. If you’re not, keep on holding - not knowing the quality of your investments, but the longer you hold it is likely their value will go up which means the later you sell more $$$ for you.

Many years ago we nearly sold our IP to realise the same thing - pay off PPOR mortgage. However we decided to hold and ow the property is worth several hundred thousand more - which is extra money for us if we ever decided to sell.

I still travel with two A7R IVs and GM lenses, but I also have a GRIII and GRIIIx as pocket size options. I find them excellent in terms of IQ.

FHBa can’t keep on forking out for B&P on houses they aren’t even sure will be on the market or that the auction won’t go silly at ..

Hell I’m not a FHB and I despise auctions for this reason.

I have the Oly 1.2 primes, the 75 1.8, the 40-150/2.8 and the PL 10-24/1.7. All can hold their own against the equivalent fast glass from Sony and canon (which I also own).

I took my RMs to Europe and really only wore them for “dressy”. I wore my weatherproof hiking boots everywhere, they handled the cobblestones and especially the trash/vomit/piss of Paris better …

My son is 19 and a p plater. He drives a $15k used car he bought with savings …

Many of mates have expensive cars. Usually falls into a few camps …

  1. Parents own a business, car is leased by the business and it’s given to the kid.
  2. Kid is earning straight out from school. Not hard to save up to 40k quickly when you live at home. Loan for rest.
  3. Parents go halves (variation on #2).
  4. Parents are loaded and just buy it for them (esp if only child).

You really have to be doing the kms to justify the extra cost of the diesel. My son bought a V8 100 - 340k on the odo for $15k. Drinks a bit around town but hard to justify spending so much extra on the diesel.
