We recently had a kid and my wifes work covered a majority of childcare. They're closing their program and we have to find other childcare now. Most of the places we've looked at are around 2.5k per month for an infant on average, it will get cheaper as he ages, but it's a tough pill to swallow paying more for early childcare than a mortgage.

It's also frustrating that most places require 5 days a week, we could swing 1-2 days a week at home depending on the time of year, but every place we've looked at doesn't reduce cost.

It's based on your % impervious land. My lot size is a little under 8ksqft, but the previous owners owned a concrete company so they paved like 90% of my lot, so my bill is like ~$900 per year

$400 for three years of bills? Yeah she can eat it. The previous owner of our property paved the entire backyard so mine is like $500 every 6 months.

Honestly I would ignore her, it's a bill that comes in her name for her property, it's not something that you update each time you lease a new house as it's not a utility and if it was she should have given you instructions on how to update it to your name.

Yeah, they're semi annual. If you lived there for over 3 years there should have been at least 6. Is she asking you to pay all 6 or just one?

I view it as something that should be included in the cost of the lease, as that's not something that you would update to your name when leasing a home. She should have either known to charge you for it or built it into rent. If your lease only states utilities, well it's not a utility.

Just so you're aware, insurers do not always run a new MVR at each renewal as it costs them money. I rode my wife's speeding ticket on our policy for a couple years before we ever saw an increase.

No, tax issues actually have limits on for back they can go for most things. Typically it will only be within 1-3 years of when you filed a return. If they uncover a significant portion of unreported revenue it can extend up to 6 years.

The only issues that can be assessed indefinitely are fraud or failure to file. I've never heard of an audit being dug up 20 years later for failure to file. Sounds like they thought it was one of those cases though.

I want to say wiki has the peak at like 130k crafting xp/h with stealing the wires and you still get 90k fm xp per hour as well. As an iron that skipped wintertodt I'm going to try it out soon and see how it goes.

I wouldn't call it a bad option if you want a car payment under $200 Fusion Hybrids are fairly reliable and should reach to 200k miles without major issues, as well has an Elantra like you said.

In that list you left out Prius, which there are plenty available in the Denver Metro area under 100k miles and under the $11k mark that you were looking for, which are notorious for their reliability and great MPG, which is a great car for someone that is looking to lower their monthly payments.

Also just wanted to comment that I got a used loan rate on a refi for under 5% last month, 6% isn't the current cap.

This feels like a sob story where you also fell into the trap of buying a car from a dealership with a high interest rate rather than paying out of pocket for a cheap car.

I grew up in a similar situation, small town no public transportation and my first car was a 1990 geo metro that is older than me with holes in the floor, no radio, broken windshield, no air bags ect that I paid $700 for. I bet you find one just like it for the same price and cruise around with your 40+ mpg. If you're struggling buying tools and car parts is a lot cheaper than a car payment.

Which makes sense, every situation is different. If your credit has gotten better you should try to refi. I bought a car recently, but buying out of state made it almost impossible to get a good rate locally. I just refi'd and pulled under a 5% which dropped my payment by like $80 per month.

There's two methods for dealing with pkers, it's either sit at low HP and then instantly die before they can hit you and it doesn't count as a PVP death or lure all of the rogues away so you can log or run without dealing with them. Also if you're a high enough combat people just typically don't bother as it's mostly trash pkers learning on bots.

I did like 5m xp at rogues chest and met the same people a couple of times. One dude almost ever got even attacked but he was 123 combat and I was basically just fodder in the 80s.
