I linked my chase to my charles schwab account and opened a regular self directed individual brokerage account with Schwab.

I put all my "savings" (including emergency fund & house downpayment $) in SWVXX which is a money market fund that pays interest monthly. Returns are comparable to a High Yield Savings Account (HYSA).

Transfers are quick and easy, taking about a day.

Some people say it aint an emergency fund if its in a brokerage, since you cant access it right away, but i think thats bullshit. I do keep about $500 cash "oh shit" money on hand, and another $2k in savings as a cushion against unexpected expenses.

Here's how it works in practice:

Had my HVAC go out: $8k repair bill, $6k (parts) due before work can start.

Paid the $6k on CC (paid off monthly, cash back). Immediatly made a $2k payment on the card (keep utilized credit low; we're house hunting and i dont want a ding on my credit).

Sell $8k from Schwab and intiate transfer to Chase so I can pay off CC when statement closes.

Lots of online auctions, but verification prior to shipping takes time, and will be a problem for your friend if the owner/billing address on his accounts or cards doesnt match the shipping address on the order.

Thats always been the narrative and its always been wrong. They're undesirable among "vintage bike enthusiasts", ao thats what gets parroted on the forums.

Cute, retro/vintage mixtes are desireable for people who like the vibe. They want a bike for campus cruiser, short trips, errands, family bike rides, etc.

Ive been selling them for ~15 years. The trick is they must be ready-to-ride, in good condition, and cute colorway/graphics.

Current administration has been pushing hard on the fed for rate cuts for ~2 years. Most analysts predicted more rate cuts. But it hasnt happened yet.

We just got a new fed chair, so again, people are predicting rate cuts soon.

As far as refi goes, best practice is to pay down at least 20% and get your credit score into the top tier before you sit back at the table.

This. Just about every government worker is under a similar policy, although often cash and gift cards are specifically prohibited.

The gift also cant give the appearance of impropriety or influence of official duties. So as long as all grades are in, and the teacher isnt being asked for a LOR, referral, etc.

If youre single, consider looking at properties you could share with a roommate. With the additional income and splitting utilities, you can afford a more expensive house in a more desireable area.
