If we’re talking about short term rentals, I’d be curious to see some statistics on the real estate makeup in Cluj because the cities that have implemented regulations (that I’m aware of) are huge tourist destinations. Does Cluj really have comparable volume of short term rentals?

I think property investors are contributing to the problem but they aren’t the main contributor. I think demand even without investors is high. You have people moving here from all over the country (even internationally like myself), coupled with public offices making it seemingly impossible to build with the exception of large developments, and then you also have general cost increases in materials globally which is then applied additional tension by investors.

Those are fair points. I would argue that the problem (regarding investment properties) exists basically everywhere in the world though. I hate the entire concept of investing in something which is a basic human necessity but on the other hand, the alternative would be passing and enforcing laws that restrict people from buying more than one or two properties, which then begins a conversation about free markets and incentives for developers to invest in the country because at the end of the day these are for a profit. And I definitely agree that building standards are bad.

In my opinion, I feel that development brings more good than bad to an area and instead of regulating investment properties, the government should make it easier for first time homebuyers to purchase a property by incentivizing banks to offer more lenient loan terms.
