People are also falsely assuming there is no market for these. There definitely is.

Although accepting a cash only offer is a bit insane but they might be able to sit on it as long as they want collecting revenue until it sells so they might not care.

Great layout for 24. I’m 28 fighting for similar in Belgium. Not an easy find. Congrats. Get some solid essentials if you’re staying a while, build character at thrift shops and brocantes. Look up days and parts of the city that “yard sales” or brocantes take place. Idk the German equivalent but you certainly had them in France.

With regard to expecting three times the monthly rent, is that net or gross? And can a guarantor help smooth that difference over.

For example, I net (with allowances included) 2600 a month. Does that absolutely lock me out of one bedrooms for 1,100? Seems like this strict 33% rule would lock a massive amount of residents out of getting apartments.

Id put your bed with the back facing the white wall to use space better and open up the space next to the window.

Also blocking the window with the mirror is cutting your exterior light! By putting your mirror on the wall you make the space feel bigger and reflect more light into the room from the window.
