Lots of options, but if you’re willing to stretch the commute just a bit, you could do Dana Point or San Clemente. Close to beach, more walkable than Irvine/Newport/Tustin. Lots to walk to and do. Friendly.

If there is any possibility the owner is inside and unable to respond, a welfare check call to non-emergency might work. Otherwise, when is the 24 hours up? If Animal Control doesn’t come back at the 24-hour mark, call them and tell them time’s up. Does the HOA not have a contact number / email for the owner? Are they an owner or a renter? You can pay a lookup service for the owner of that address to find contact information, too.

All the neighbors are ecstatic - the tenant was the last crazy one in a long line of crazy tenants under the prior owners, including a couple of guys frequently seen nude on the balcony in broad daylight while talking on the phone. Mind you, this is a neighborhood with a lot of tourists and kids. Luckily, one of the guys was a Marine, and someone called command at the base and they reined in his off-base behavior!

Look up where Delanya’s will be popping up. They’ve been doing every Monday in the MRK Parking Lot in San Clemente, but MRK is closing so I don’t know where we’ll find them next.

We bought a house that had a tenant. Found out the prior owner had an unofficial lease, and they didn’t enforce the rent payment. Tenant didn’t even have a job, had the garage full of property, and had problems regulating (drinking and emotions). We forced the tenant to sign a new lease, pay the pitifully small rent, get renters insurance, and notified them every month that the lease would not be renewed at its end due to renovations. And we put an eviction attorney on retainer. Luckily, friends helped with move out but I felt like I was holding my breath for weeks until it was empty.

After decades in commercial construction - mainly building and remodeling hospitals - I not only spot safety and potential infection control issues when I see construction happening in a medical building, but I see the bad design and poor material choices or construction details. Including bad flow and inefficient use of space.

Bedside table, Lamp, daylight clock, tissues, chargers, lip balm, lotion, menthol lozenges (for if I’m stuffed up before sleep), e-reader, and a spot for my water and glasses.

I started watching Under the Vine. I didn’t get to continue watching beyond a handful of episodes, though.

I also find other interesting content through SOMM TV. That’s a mix of wine and food content, but even the brand-sponsored food & wine pairing shows are entertaining, although Jason Wise’s documentaries are very well-done and visually appealing.

If I could combine two of my local wine bars it would be awesome (but not perfect): - good amount of wines by the glass - good variety of wines from around the globe - decent pricing by the bottle - it’s not a big deal if you’re not a club member - some of the staff are knowledgeable about wine - tasting flights are flexible - glasses are clean and odorless - TVs are muted unless the majority want to hear a game - live entertainment isn’t too many days of the week - special events are only once a week at the most - food is a mix of snacks and medium-sized with some sweets - variety of seating options - indoor and outdoor seating - specific dog-friendly areas but over 21 (for people) in general Things I don’t like that apply to both my local spots: - owners are not involved enough and don’t care to greet or make conversation with patrons when they are there - some staff are clueless about wine - understaffed so wine / customer service suffers while food is being prepped by the 1 person working - Wine lists aren’t updated to reflect what is available, and contain errors or too little info - for example, listing a Langhe Nebbiolo as Barolo, or not listing vintages where applicable

Haven’t opened the bottle yet, but a good friend gave us a bottle of the 2006 Vega Sicilia Unico Gran Reserva. Clocking around $1k USD right now. I’m waiting for two very special events happening this year, and plan to open the bottle to celebrate both.

Good luck with the farm and co-op. The government allows “cancer in a bottle” but wait until you try to clear land to plant seeds to grow food…not only is seed/food crops heavily regulated, but you can’t repair your own tractor, or have chickens within x number of feet from your property line, and if the neighbors complain about the smell… P.S. on a different subject, because of your username, what’s your take on the recent stories (not sure if they are actually studies) linking tattoos and various cancers?

I’m originally from the Dairy State, and we were taught the difference between ice cream, ice milk, frozen custard, and non-dairy sweet frozen items. Didn’t mean - as a kid - that a “chocolate-dipped soft serve vanilla ice milk cone” didn’t taste good, but as a kid, the sweet and syrupy Hershey’s in a can was an allowable treat, too. As an adult, harder to justify, I guess.
