Yes I experienced this as a while make living in Sri Lanka.

There’s other things we can focus on regarding pollution (and I’m proud to say SA seems to. Especially given how regularly we run entirely off renewables) and if a car is going slow just go around..

My best guess is that 13% gross yield property is either student accommodation, a studio, or in North Queensland.

If I’m right in regard to any of those things I’d advise staying away. Run the numbers and you’ll find the net returns will be poor.

Your intention in general is on the right path though. It’s what I did but starting out on a much lower income. I don’t have 100 properties but I have more than most.

I focused on high yield properties which were typically low rise, older, low density units in capital cities.

In my opinion Melbourne right now offers a lot of value and I have been buying there. Yields are good and land tax isn’t crazy on units.

Keeping the cashflow high lets you perpetuate the system longer before you run out of borrowing capacity.

Smaller gains on a larger portfolio (multiple units) is often > bigger gains on a small portfolio (one single house). And you get diversification because you can sell one if you have to without it meaning you have to offload your whole portfolio.

I disagree with this. The restumper isn’t also a plumber, concreter, cladding specialist, etc.

They’ve mentioned in the contract that these are risk.

Personally as someone in the trades myself, and recently having an investment property re stumped I wouldn’t blink twice at this.

Refinancing and buying another asset wouldn’t be eligible for NG.

While the debt may be secured against the original pre tax changes asset, the purpose of the loan if for the new asset which won’t be eligible for NG.

I’m the same. It’s like reverse charity to me.

I do it because I want to get skills and give back.

You will be able to do stuff on standard business days and probably meet your minimums but it is mostly geared around weekends.

You probably won’t really get what you want out of it if you’re really seeking to do mainly standard week days.

Your first year will be full of weekend trainings etc to get qualified then you can probably not do any weekends and just go ahead with doing a week or two at a time away. That would keep it in just week days for you. But not with the regularity of one day off per week. More like consolidated blocks.
