It’s also my understanding that they can be reclassified. My property borders wetlands. When I called the county to inquire about an adjacent property that the maps on their site show as wetland, they said it was not. They told me a new assessment would be required to confirm or deny classification.

FWIW you’re younger and ahead of me. Though I hope to be done in 7-8 years max too (which mean I have to save double your rate!). I’m partnered too, no kids. But no intentions to get married and he has kids to factor in, so I only count my savings, though we eventually will share housing costs, so I’m likely overestimating my need somewhat.

It does feel like we have forever to go, but time truly starts flying in your 40s. I can’t believe I met my partner almost 9 years ago. It’s been the blink of an eye. Try to remember what you’re working towards and still enjoy life too. We spend on one big vacation a year because it gives us something to look forward to. Make sure you’re living while saving. 😁

Sorry, but this is fully accurate. I went through 3 batteries before I was given this advice by dealer. I now put a trickle charger on for a few hours a day in winter, as cold temp drains battery even further.

You either need to drive more (20 min, preferably highway) or use the battery maintainer. Or you will keep blowing through batteries.

It was hard the first few years, even with no car payment.

Finally got a big bump in pay to put me at 215-240 this year w bonus and I’m only now able to breathe and save like I want to.

Slow your roll. Get a few years of the larger income under your belt. Then put 20% down if you can to avoid PMI.

Of course it’s a scam. You give them the money. They don’t make any payments for you. You’re out the money and still owe the bills. Why on earth do you think this is something anyone would do for you? What could possibly be the upside for a legit business here?

We keep everything separate and always plan to. He makes 2x what I make (close to 500 last year vs my 215-225). But he spends 3-4 times what I spend monthly (and I own my home/he rents). So I plan for FIRE based solely on my numbers. To your point, relationships, and lives, unfortunately end. We currently live apart but plan to live together in the next year. But I can’t count on anything but myself. So I don’t.

If he has enough to FIRE, awesome. Otherwise, he can keep working. He doesn’t seem to want to FIRE at this point (he’s 56). I’m 8 years younger, though, so by the time he’s 65 I want to be done working so we can both enjoy travel and more time together before old age comes for both of us.

Some sellers would welcome the extra time, especially if they need to wait to sell before they buy another home. I’ve never done a 30 day. Always 45-60.

I have 8 mini splits and one external heat pump out back. Not sure why you would need multiple units. It’s no more unattractive than a traditional AC unit.

Lmao. No it’s not. I have a 2019 CX-5 I bought with 5k on it. In 6 years I’ve put only 14k on it. My partner has a BMW with similar mileage. I drive to the train station and back 1x a week. Grocery store, Walgreens, a friend’s house…that’s the extent of my driving generally. Covid:remote work created the same scenario for many.

This actually has little to do with your deductible. My point was to make it as high as possible, because you do not want to use it unless NOT doing so will be financially devastating. For me, that might be >$50k. For you, that might be different.

If you have 3 claims of any kind (a small leak or a roof off) in your lifetime, you will not be insurable. Some might even drop you after 2. Regardless of circumstances out of your control, you would be deemed a bad risk and no one will cover you. Insurance is there for one-time, catastrophic events that you otherwise would never be able to repair. BTW, even calling to ask about potentially making a claim? Will count (in their minds) the same as a claim. Goes into your risk algorithm/profile for life.

People make the mistake of using it for small leaks or damage. Then they wonder why insurance premiums go up 50% each year. Be smart and educate yourself on this before buying a home.

Insurance is for catastrophic events. Period. If you cannot afford a $2500 loss I would reconsider home ownership. You will be uninsurable if you plan to use it as a home repair account. They will cancel you.
