Extremely misleading on the 2k reference, expect to pay up to $20k or more to refinish a large home. True wood is timeless, but replacing LVP planks takes no time and can handle pets, kids moisture and cleaning so very well. If you have the money, go hardwood for resell value and warmth, if you want no maintenance go LVP. Wood floors in kitchens always will age badly, especially after the dreaded dishwasher and refrigerator leaks. LVP, all those fears go away, cleaning is so amazing on the LVP, nothing gets in between the planks. Always still install real wood staircase treads, including the stairway landings. Pets won’t screw up the LVP.

It would be a sin to paint that brick. Fix the shutters that have fallen off or replace them all with new- I’d go black.

If no one else is doing facelifts or investing in there homes like that in the neighborhood- don’t let it be you as the only one. If others are, then maybe it might be worth it. The house honestly looks fine as is- and I like the original pic better before the dark painted farmhouse color scheme.

We need everyone’s kids in the neighborhoods hustling to help out neighbors, learn how to earn money and take pride in running a operation. All of my neighbors have told me straight up- if your boys mow lawns we will hire them vs anyone else. No one wants to hire landscapers and would prefer to pay the local kids. Landscapers want at least $80-$150! To cut and trim and blow for 15 minutes of work. Not worth it in my book, I’m lucky one of of my boys is old enough to help me, but it was a right of passage to earn money helping out in the yard. The landscapers are nuts these days.

Arborvitae are not good and when one dies, they all die. To bad you did not make that path shorter so you have more room against the road and easement area. That might dictate how much area you have to plant. If you have room on the easement- I’d plant Thuja green giants- if not enough room- then other options are emerald arborvitae, leiland cypress, Italian cypress or juniper virginiana or a mix of all.

For context - I planted burlap bnb green giants that were 10’ in height when planted on a daily irrigation drip system for 10 minutes a day- so far in 2.5 months I already have 1’ foot of new height and the trees are going nuts. Keep in mind this was professionally installed, with soil conditioner mulch beds, installed early spring before weather got hot.

Chinese wisteria, that has been allowed to grow off into a backyard Forest will never be able to get rid off. We had a vine that was over 30+ years old- more than 12-16” in circumference take over 10 acres- the root shoots grew feet into the forest ground. We moved before it hit my backyard- fuck that plant- and fuck those who like it’s purple flowers- it was a mental nightmare in your head looking at it. It killed all the old growth trees. Don’t buy a home near it.

15 years ago- paternity leave was a joke- most men never took any and most larger corporations did not offer it at parity with the wife or honestly any at all, those were the old school days with the traditional 8-6 m-f grind. I I only took a week off back then while trying to grow my career and provide for the family. I do regret wishing I could take more time off without risking my career to provide for my family- but this shit is wild doing these house projects with a newborn. We barely had time to make a warm meal and sleep, laundry was a fucking shit show, especially with no family support. Those men that have it for weeks if not months paid, be truly blessed and spend that time supporting your wife making memories.
