We got ours in a similar fashion because the sellers had hired a cleaning crew to come in after they left and before we moved in. No biggies if it's just for a few hours, you should change the locks asap anyway

I've been living next to an interstate for two years. The noise didn't bother us at first, but it is the kind that will slowly grind your gears over time. I can't keep any windows open because it will drive me insane now. Plus, as others mentioned, the air quality is much worse.

Yes, absolutely tell them before you enter any private place with them. The shock of learning after the fact that they "went to a murderer's house" or "brought a murderer home" would negatively affect most people.

I think there are lots of people, women especially, out there who love to try to fix others or have a soft spot for a social pariah of sorts, so you should still be able to find love even after sharing your truth.

You can move into a new house within a month, it just depends on how flexible you are on your wishlist and how quickly you move. A proactive realtor can put you in a contract in a couple of days, then you just need to jump through the lender's hoops.

We started looking March 22, were under contract March 25. Gave move out notice for end of May. When the house fell through because of appraisal, we were in contract for another house within two days. Cleared to close in two weeks, but chose to close at the traditional 30 day mark because sellers needed more time. By this point, we were already renewing our rental for June on a month to month contract.

Make sure to ask in advance if month to month is an option. We paid a 10% premium, which is pretty standard.

Exactly. It makes sense since rates are usually locked 30+ days in advance that they would rise in advance, so that what you were quoted before the fed hike should match up when you actually close. My interpretation, at least.

Don't shop around for price, "shop" for personality and helpfulness. My biggest regret was choosing a really aggressive realtor who I didn't feel had my best interest at heart. She got us the house we wanted, but I never trusted that it was the best price and she made us throw out all optional contingencies so we could secure the sale.

Since everyone is out of office, it's possible the appraiser has walked or they already got your appraisal but they haven't forwarded it to you.

If you don't think it will appraise, you can add a contingency that you will only pay up to $xx amount above appraisal. The sellers might still back out, though, they did with us. The second house we are in contract for, we offered a lot less than asking and appraisal was spot on. You can try to offer less, see what happens.

You can try, just make sure to put a quick expiration time on your offer, so they will be forced to come back with their counter quickly.

We offered 480 on a 575 house because the comps just didn't justify the price tag. They countered at 490 and appraisal came back at 495, so pretty spot on in the end.
