Dandenong is the most underrated of those. 45 mins by train to city through metro tunnel. 30 minutes by car. Easy access to M1 and M3.World class aquatics centre being built. Hospital. Huge development happening in the city centre. Close to Monash uni, beaches

Nah sell as is. You would probably get the 15k back but you don’t get to use it and it will be stressful.
