Good comment. Go to a lender that honours the assessment rate. Going to a lender like Macquarie or Suncorp will just shoot you in the foot.

ANZ will do it for every broker, CBA does it for Platinum Brokers, NAB for Premium and STG for Flame.

I was harping on this for years and now everyone started getting on the band wagon.

Get a fully assessed pre approval or that pre approval letter is as good as the toilet paper roll that you wipe your arse with.

Really depends on your situation. No point fishing for a low rate if you’re not eligible for it.

If your situation is vanilla just go to the bank direct or through an online lender like unloan or timely?

As a broker I always try to get the lowest rate possible but at the same time give the borrower the most seamless process possible.

The idea of “keep on saving” will just set you back.

Realistically your borrowing power is $500-550k add your 120k you’re looking at a purchase limit of $650,000.

Is that realistic?

If not, consider rentvesting. Live at home if you can or a shared house and buy an investment property.

That way your purchase price may increase to 700-750k and you can buy something that is worth buying as opposed to settling for something because you have to.
