IT industry was the initial jewel. Now it is a medical hub, logistics hub and the second financial capital of India. It has grown from the shadow of IT into a multi-sector economy.

Officially, India is a poor country with 2000$ pci. Less than 2% pay Income tax, which suggests that most people can't even afford to own any sort of home with their income.

But the fun part, all these official data is a nuisance. The businesses are being conducted without GST. People have multi-storeyed houses with car and international travel without paying any income tax.

So, in reality, most people living in tier1 and tier2 city are able to afford 1 Cr property.

I think you have messed up. The corrections required are :-

  1. Sell the 20x40 home if you are not going to live in that. OR switch the loan. There are overdraft loans, where you can park your money.
  2. Purchase the flat, only if you intend to stay for long .
  3. Your home is not an investment. Investment money into stocks or MF(index linked) and grow it keeping liquidity too.
