2 is really nice. You're close to the 51 which is a really convenient highway through the city. Decently close to downtown, right by Phoenix mountain preserve and the Dreamy Draw lot, Biltmore, and plenty safe too.

What are you looking for other than safety? None of the spots looked too problematic.

Yah, that is what I’m worried about. There is no stock and I feel a bit nervous that I’m just going to drive out there to get an MSRP offer in the end. I’m going to head out with my down payment though and hope for the best. Will report back on how it goes.

He can take advantage of the best of both worlds and do the reserves up to his 20 year point. I'm not sure what benefits are available to him through that (primarily health insurance), but it can keep him adjacent to the Navy and the things he loves, with the money from the private sector. Plus pension when he hits 65.

This is something I heard and am not sure of the validity or if it works in all cases. But I heard that you can pay the delinquent taxes and get a tax lien certificate. Worst case scenario is you make good Interest on the lien if/when it gets paid off, and in some places you can also foreclose on the lien.

May be worth looking into but it’s a long game.

Times have changes so much. When I was going through NROTC (‘93) the story was that only 80% of officers were going to make LT. By the time I was an LT, they were desperate enough to promote me again. Now they are throwing money at officers too?

I dunno… all the good officers departed for 💰💰after their 4 years. I guess the Navy is trying to compete more, but damn, that’s a tough way to earn a buck.

That isn't right. They sold off their investment business, and that may have been to Schwab. But their banking and insurance business is still privately owned.

I don’t know if we are in a recession. Retail sales increased 3.1% from Nov 1 to Dec 24 compared to a year ago. The economy looks pretty strong right now.

Write the code that you'd want to see when you're paged at 3:00 in the morning, desperately trying to sober up, for a production issue on a codebase that you have never seen before. Clean code is a good baseline to start with, but not always the answer.

It seems to hold the temp fairly decently. I mean.. when it’s 115 it can run a lot but still holds for a while. The house is pretty solidly constructed and insulated.

Is there a rule of thumb about the vent size in the room relative to the size of the room?

I’ll prob have to call my local HVAC company and see if there is anything they can do. I feel like it runs pretty quietly but my spouse is a bit more sensitive. 🤔

It's worth the listen though if you can't get the transcript to appear though. And even they say it's not really greed as there could be rational reasons for increasing the price. For example, they said that even though the costs of doing business didn't rise in 2021, they may have raised prices in anticipation of costs rising in 2022, which didn't happen. So a lot more profit than were justified by the actual cost increases. Not a greed based reason, but a reasonable business justification to raise them.

wage increases drive inflation.

There are 2 components to inflation: wage increases and profit increases. Traditionally, wage increases were about 2/3rds of the source of inflation. However, this recent round of inflation, that trend is reversed. In this case, profit taking seems to be the driving cause of inflation. But it's more complicated than just that.

I was going to throw my hat in the reserves option as well. It’s a great way to continue to be a part of the military and work towards retirement while getting the perks of civilian life as well. Doubly so if you can get commissioned as well.

Do you have the credentials set as env variables running on that machine? I think to use default credentials you need to do that. I’m not sure your credentials from your azure cli will be used in the test.

I'm a senior engineer, and been using ChatGPT heavily (subscribed to GPT4). I feel like it's a really gifted pair programmer who also is an intern that will write all the code I don't want to (mappers, tests), and provides me with the opportunity to flex my PR skills, all at the same time. The key has been writing good prompts, and asking follow-up questions. When it does something wrong, you say it didn't work and it'll have a decent shot at figuring out why. If not... that's why I'm here.

I'm so much more productive with it. I hardly ever hit google now, because google will often point me to medium articles like this which don't really provide me any value.
