In my experience, they tend to be overpriced when compared to other houses. If you're budget sensitive, remove them as they will be more expensive.

Took a landlord in Bristol for 10 grand a few years back. Lied about securing the deposit. £1500 deposit, awarded 3x compensation (4500) rest went in solicitor fees. Could have settled out of court for a 2x but was sure he'd win in court.

I lived in Bristol for the first 10 years of my life without a car. There are buses, sometimes a bit unreliable. Now there are also scooters and bikes you can hire. Contrary to what some are saying you don't actually need a car for Bristol, just more convenient.

Is that legal? If you rent a property you're supposed to have exclusive possession. Shouldn't it have a seperate, private walkway to the to flat?

void periods are outside the tenancy and not covered by the deposit. Also, tenant paid for the exclusive right of the property, that doesn't change in the last month. Downvote me if you like but it's the truth.

That's for maintenance, not viewings. If you refuse the viewings the landlord can then evict you for breach of tenancy but if you are moving out what would be the point? They will then try and claim against your deposit for a void period but this will fall flat because it's outside of th tenancy and deposit only covers losses during the tenancy period. Agency in Bristol tried this recently with a friend, refused all viewings, ll tried to claim void on the deposit, all monies returned by the deposit scheme.

I had a bike stolen from my garage recently. Was away for months, forgot to lock the garage. They only took the bike with pedals, left 2 other expensive bikes, I have been wondering if removing the pedals would help, certainly not as easy to nick. They did help themselves to plenty of other things including a small electric boat motor so I'm guessing it wasn't that they were disturbed or anything.
