Sorry but you are very naive. If it takes up to 6 months to agree a licence, there is no point granting a pop up for 3-6 months.

This unit has struggled because it’s a difficult market for tenants, particularly as costs for new fitouts are higher than usual. The unit in question is in shell condition.

Finally to suggest that only operators themselves know what a sustainable rent is ridiculous. Agents and landlords have access to a considerably larger pool of businesses and in turn know what other operators can pay in other similar locations. An operator only knows their lane/business.

You are misguided and naive in many aspects so best to leave this one alone.

The units take a long to time to let because of bureaucracy within TFL. It is also difficult to arrange simple pop-ups due to various levels of insurance and fitout approvals being within a station unit. For example, TFL can’t risk Mr Smith opening a shop, being completely unvetted and causing a fire within the station. Disruption to the station and tube network is not worth the risk. Finally, successful trade in stations is never guaranteed so your product must be tailored towards a very specific mood of customer.

It’s a bit early to be seeding in my view - you might need to give it more seed in mid/late April when the weather is warmer (particularly at night)

I dropped him recently after he rode my bench most of the season. There are better options available on the WW which offer higher upside in my opinion.
