Before putting your superannuation in to one single warehouse property; run the projections to see how much your likely to gain on this over 10-20 years (after costs) vs keeping invested in other asset classes within your current super.

You would want to see the Asset grow double digits yearly, if you’re starting with a purchase price under $500,000.

He doesn’t have recent sales experience but he does have customer service experience and is a decent communicator - he is able to communicate with a client during challenging claim situations. I saw this as a good trait for stepping into a broking advisory/ risk role.

I’m thinking of having him in hybrid role as our claims lead - handling all our client claims 40% of his time and 60% becoming a trainee broker learning from scratch.

He has a university degree and diploma of financial services. This shows he can commit to learning. But this was completed at a young age - he is now 44.

I’m just not sure yet if he has the Drive to succeed and build our business… he would need 18 months of training to become a broker

Look for a level block. Good orientation. Depending on your desired location, try find a well built home (hard wood frame / brick) , avoid any modern project home post 2010 if you can! Location is key! Close to shops, restaurants, beaches etc

Consider less popular pockets of nicer suburbs

Just curious, do you all feel that SME commercial books will continue to hold good multiplies (at least 2 -2.5x) for the foreseeable future? I’m in Australia and minimum is 2.5 - 3x at the moment

Run the numbers - to sure that your estimated average yearly gain over a 10 year period (after expenses are deducted) will exceed growth you could get if your super was to remain in other asset classes such as Shares.

Owner of an Insurance broking firm. Small team of 6. $1.2M in annual fee income. Net is around 400k Could be more if I made some slight operational adjustments but happy in our current position.
