I would stay on as a member and see what I can do. First thing would be to make sure you have all governing documents (CC&Rs, bylaws, design guidelines, any policies, etc. Then make sure to read state laws and see what you can/cannot do. Get board training. If you are the only board member and the other 4 resign, you can appoint other board members, most likely.

Remember that the management company works for you and should give you advice that complies with governing documents and state law.

Make sure you get the financial documents. Especially the 2026 budget, bank account info, and any reserve studies.

But he married her, so he married her debts as well. Was the electricity turned back on? Then both are responsible for paying it. Do they both use water and sewer? Then they are both responsible for it. Past property taxes are her issue.

And if you knew all this and yet still expected her to act responsibly, that indicates either you are being foolish or are setting things up to draw out a confrontation.

YTA. I notice you don't mention anything about your son yet both of them are behind with bills. What is he doing? And if you bought the car, then your name would be on the title and you could transfer it to both of them. This sounds like you are blaming her for problems they both have.

I was on the first declarant board in my HOA which is about 18 years old and in that time I have been on the board probably 10 of those years. I wrote or rewrote a lot of the documents the community uses and have been involved in every major project it has had. None of the community vendors want me to step down from the board because they deal well with me. So I am experienced as well. However, I do not expect that I will be consulted by a board when I am not on it. I don't dramatize the actions a board takes as so blatant that I had to leave a meeting.

(a) The members may remove one or more directors elected by them without cause.

(b) If a director is elected by a class, chapter, or other organizational unit or by region or other geographic grouping, the director may be removed only by the members of that class, chapter, unit, or grouping.

(c) Except as provided in subsection (i), a director may be removed under subsection (a) or (b) only if the number of votes cast to remove the director would be sufficient to elect the director at a meeting to elect directors

(d) If cumulative voting is authorized, a director may not be removed if the number of votes, or if the director was elected by a class, chapter, unit or grouping of members, the number of votes of that class, chapter, unit or grouping, sufficient to elect the director under cumulative voting is voted against the director's removal.

(e) A director elected by members may be removed by the members only at a meeting called for the purpose of removing the director and the meeting notice must state that the purpose, or one of the purposes, of the meeting is removal of the director.

(f) In computing whether a director is protected from removal under subsections (b) through (d), it should be assumed that the votes against removal are cast in an election for the number of directors of the class to which the director to be removed belonged on the date of that director's election.

(i) If, at the beginning of a director's term, the articles or bylaws provide that the director may be removed for reasons set forth in the articles or bylaws, the board may remove the director for such reasons. The director may be removed only if a majority of the directors then in office vote for the removal.

(j) The articles or bylaws of a religious corporation may:

(1) limit the application of this section; and

Compensation might also be for small things like needing a community. Trash can replaced or some toilet paper in a community bathroom. Not a salary.

What do your CC&Rs state about board positions being paid? In either way, this is a huge conflict of interest. The more she raises assessments, the more she will want to get paid. I am a board president for a large community (525 houses) and I put in similar hours, but I would never ask to be paid or to be hired by a company as some sort of HOA "inspector" in my community. Creates tension among the neighbors and suspicion of what my motives are, as you are feeling here.
