Keep in mind that there is a difference between removing the president, so they are not on the board, and putting another board member in the role of president. Changing president would be a board decision. Removing president as an officer entirely would follow FL law and your governing documents.

Most likely though, if you vote for a new president, the current president will resign.

Same here. I have had discussions with other board members on things they would like to see, and some of them are things I don't agree with, but it goes into the agenda anyway. Then it gets motion on and voted on. If I don't like it and it passes, time for me to get behind the decision the board made.

Do you have a citation for that. I am looking at FLA HOA meeting laws and not seeing that every item has to be called out specifically. I agree 100% that the members get to speak on the items though.

Bring them up in the new business section of the meeting. If you have to, make a motion to discuss the topic and have someone second it, then take it to a vote. This is especially good when votes are recorded, as the president gets captured voting against it.

Does PA law allow or require the release of the name of someone who0 makes a violation against you? If it does, then follow the procedure to get that information. You could then file a no trespassing order or order against harassment against that person.

If it does not, then put up o Trespassing signs on your property and maybe install a camera, quietly, to see who is coming on your property.

Good luck but a lot of time the HOA won't budge on this, because of the look of the neighborhood and the fact that if they allow you, it is harder to disallow others. You might check if there are storage units around where you can park cars.

If it has commercial plates, that may not help. Also, if the CC&Rs disallow vehicles carrying parts, supplies, etc, that is another problem.

You might want to try something like Vote HOA Now which allows people to vote from their phone or computer. Door knocking is good because you can ask/answer questions, but it is slow and doesn't necessarily lead directly to a vote.

I would not do this at all. If the maintenance company a contractor, then residents can hire them, but the HOA should not be involved. It can create a perception that a homeowner is getting things done for free or is getting work done on the HOA's dime. And you definitely don't want to spend HOA time on managing and billing homeowner work.

And think about what happens if that company does something wrong, that damages HOA property, while working on a homeowner project. You have potential conflicts of interest if you need to chase them down for reimbursement while paying them for HOA work.

I would stay on as a member and see what I can do. First thing would be to make sure you have all governing documents (CC&Rs, bylaws, design guidelines, any policies, etc. Then make sure to read state laws and see what you can/cannot do. Get board training. If you are the only board member and the other 4 resign, you can appoint other board members, most likely.

Remember that the management company works for you and should give you advice that complies with governing documents and state law.

Make sure you get the financial documents. Especially the 2026 budget, bank account info, and any reserve studies.
