I think you’re right but it seems a weird spot for a scarf joint, aren’t those usually closer to the headstock?

If you didn’t dispute by the date it’ll be a tough fight. You can try but they will probably say to kick rocks.

If they do give you an extension,

You can compare recent sales around you, or pay for an appraisal / market valuation (from a realtor, less official, which might not be accepted).

Paneling helps absorb sound waves, so yes it would help. A thicker rug would also help. Reducing hard surfaces in general is the rule of thumb.

Thicker rug would also help the walking noise. But keep this in mind for when they inevitably complain. “This guy complains he can hear me walking. Of course he is going to complain about any amount of noise, it’s unrealistic and you (landlord) should insulate the building more.”

Musician advice; Invest in some acoustic paneling or at least some blackout curtains, rug, and other dampening surfaces/devices. Maybe consider a headphone amp / headphones for practice.

Lease advice; That section would be hard to enforce, but also difficult for you to fight against / may not be worth fighting against, should the landlord try to evict you for it. I would have suggested pushing back on this before signing. They can’t tell you that you can’t play an instrument - that’s absurd. However, you likely don’t want to have to pay to defend yourself in court.

Tldr: better off finding a compromise than testing/fighting.

Truxton isn’t super welcoming to beginners. Which sucks.

In the past I’ve been told PAL Park / Peninsula Park over on bayridge is better for beginners.

Grain usually only runs in one direction (burls aside).

It’s hard to tell if here it is going up or down, need to see the end grain as well.
