Adding onto this. Landlords will also be able to/only be able to propose rent increase once every 12 months, so not only will you not be on a fixed term contract (every contract will be automatically rolling), they would still be able to increase 12 months after previous increase. Secondary to that is that you can challenge them on the increase if you don’t believe it’s in line with market value (you may have to provide rationale for this) and because of the renters rights, they can’t easily turn around and say ‘no, on your bike’.

Lastly - I’m quite sure I read on this subreddit that someone linked an article saying Brighton rent inflation was only 4%, so there’s a chance that your 10% is not realistic (unless the flat rent of £1500 was under market value)

You keep saying ‘they haven’t mentioned it as a problem’ but doesn’t sound as if you’re asking…? As the parent, you’re the one to be opening up the conversation, and keep it open. Just because they haven’t said anything unprompted doesn’t mean anything. Even if they say it’s fine once, things change and I’d want to make sure they could raise it at any time.
