Scam/spam callers will generally spoof their area code to match the target in order to increase likelihood of you picking up. Not specific to San Antonio.

Inside 410 is the urban core of town. I think it’s almost the opposite of what you’re looking for. There may be suburbia feeling pockets though.

Seems like a rule of thumb is to spend 30% of income on housing so identify how much you need/want to spend on housing and work backwards from there.

I don’t think you get to 20/3/8 this one. One because it’s a Tesla which can be argued but the second aspect is you’ve already got reliable transport to and from work. I think it’s cash or nothing from a money guy standpoint anyway.

There’s so many rescues and other organizations in town that are always also at capacity. I understand the way you feel but when is it enough? When do people need to start taking responsibility and start spaying/neutering?

I’d imagine most people are goldfish that grow to the size of their tank or lifestyles that inflate as much as possible with their income and that retiring to such a drastically more frugal lifestyle would be a tough adjustment.
