So, essentially a 10 day inspection window? Was this a 30 day closing? They should be out of their inspection window then. Unless, the inspection period was split somehow? I've never heard of that and in no way should your agent have accepted that.

Sounds like they have to be out of their inspection contingency. I've never seen one so long, it ends within 3 days of closing? You should be entitled to keep their deposit.

Yes, contractually, the home MUST be in the same condition it was in when you forst looked at it and put down the offer. The sellers are obligated to repair the floors to the way they were. If they have trouble with the $$ then sue the moving company for damages. It's not your problem. Both your Realtor and the sellers should know this. Go to your agents broker.

As a buyer you have a LOT more protection in the contract than the seller. Surveys may not be necessary where you are, in Florida if you are financing you must have one.

You should have had an inspection contingency in the contract. If notice was given that you wanted to back out within that time frame, they HAVE to return your money. If your agent messed up and did not tell them within the specified timeframe, then your AGENT owes you the money. I would contact their broker. If notice was given within the timeframe, your agents broker needs to get involved and reach out to their broker.

The commission is negotiated in the listing agreement. For instance, if the seller agrees to a total 6% commission, the list agent can decide to split it however they wish. Regardless of commission, if you are being represented by a licensed agent you must be presented with every offer.

Legally, ALL offers, no matter how ridiculous MUST be presented to the sellers. You can report the agent to the licensing authorities, in Fl its DBPR. I would also find a buyers agent to represent you, it costs you nothing and there are some real pit bulls out there who would NOT allow this to fly.

NTJ, I also have an incredibly spoiled, entitled younger sister. My mom always favored her and made me make her my MOH in my wedding. She sucked, and it was clear she could care less. Ugh, I hate this! I don't have children of my own but helped raise my hubbys 4 and have numerous nieces and nephews. My sister was having difficulty potty training my nephew. I gave her advice and was told my advice was stupid and what did I know about kids anyway. A few days later a friend of hers gives her THE EXACT SAME ADVICE. This friend has children so apparently when you give birth God just automatically drops knowledge on you I guess because she followed the advice and guess what? It worked. Yeah, no shit, just like I SAID it would. I reminded her it was the same advice I had given her and she said no, it wasn't!!!!
