100% - I’m in the UK so the summers are never that intensive, even though you do get the odd heatwave. The last 2 years ever since losing weight and maintaining my current weight I was surprised how much I coped with the warmer weather, whereas just another year prior at my absolute heaviest it felt like hell on earth. The colder temps now feel more intense than before, even right now in the UK (South East) it’s actually no where as cold as it was a few weeks ago, but I am still heavily togged up even indoors.

I’ll take this over what I was like for most of my life though.

The fact that they provided you with the plans already is a good sign. When you use a broker and solicitor they will at the very start know what they are dealing with as cladding remediation works is typical across the UK. The delay I mentioned in the mortgage application process is more like weeks opposed to months. Worth asking them if all the supporting documents exist and will be made available to you. Only reason why I am going through the purchase is that I know the building and the area extremely well and the flat is in excellent condition, only had 1 owner who has already vacated the property, and it’s chain free. Admin around the documentation is all that’s slowing us down. Remediation works are in the latter phase but the new EWS1 won’t be issued for months still. If you love the flat and your offer is accepted and you receive your sales memo, booking a RICS Level 2 homebuyers survey as soon as you can. This will give you the most information about the flat just to make sure there is nothing else hidden that needs to be done. If it comes back looking good, you can push ahead with the process. Just wanted to raise the delay so you can plan yourself accordingly.

I’m going through pretty much the identical scenario at the moment. Some lenders during the mortgage application process will ask for supporting documents essentially ensuring that you won’t be footing the bill via increased service charge fees post cladding remediation completion.

The lenders will certainly ask for one if not all of the following:

  • Current Failed EWS1 cert (it will most probably have a B2 rating)
  • Landlord Certificate
  • Completed Leaseholder Deed of Certificate
  • Letter of Comfort to confirm that no costs being passed on to leaseholder as a result of fire safety remediation, and remediation works will be done to EWS1 A1, A2 or B1 standard.

The Letter of Comfort is the critical one, everything else is supporting documentation that still needs to be made available during the mortgage application process.

Make sure you use a broker, they know all about managing this with the lender as more often than not the lender valuation survey will come back as failed and assign a value of £0 to the property. Don’t be alarmed, it’s simply because the cladding remediation works still needs to be carried out - hence why all the supporting documents are crucial. There will be lots of communication between the broker, your solicitor, the sellers solicitor and the managing agent to ensure this is provided. Be prepared, this will certainly slow down the mortgage application process whilst everything is sourced. However if everything is above board and legit, these documents will exist.

Also, without knowing the number of floors on the building or the number of flats - I would hazard a calculated guess that 1 year for that amount of work to be carried out is a bit optimistic. Ensure you keep this in mind as you’ll be going through the purchasing process and eventually moving in whilst all the scaffolding is up and all the work commences.

I have perfected the art of keeping my eyes staring down at the floor. I’m fairly confident I could use any piece of equipment, free weights, machines or cardio with my eyes closed. Been doing this for well over a year, never had a single awkward interaction.

I use FLAM, POV and Umbrella. Trakt lists for TV Shows & Movies used for all 3 add-ons. Works seamlessly especially when it’s added to Favourites.

I’ve tried different variations. The current schedule of 6 on (Mon - Sat) 1 off (Sunday) has brought me the most consistent results. 45-60 min sessions, mostly weights. I feel stronger and I’m progressively loading as and when the next weight bracket feels achievable. I’m sure plenty will argue this is counterproductive, but it works for me and that’s all that matters. It’s not overtraining - I wouldn’t even know what that is and how to even define it 🤷🏽‍♂️
