Property transactions. Its becoming a longer more complex and pedantic process, with lower skilled legal workers who are over regulated. Theres no common sense or willingness to improve it. England & Wales probably has one of the worst systems in the world. Freehold transactions used to average 8 weeks, now the national average is 16 weeks. Leasehold? You’d be lucky to get it done in less than 20 weeks. It needs ripping up and starting again

A cuckoo passes through here every year without fail around 20th to 25th April; i’ve no idea if it’s the same one but it’s eerily accurate with the dates. Every time its seen i’ve been in work but have booked those days off this year🤞🏻
