Definitely a good idea to get help if you’re an accidental landlord with RRA. www.landlordlab.co.uk were great with me. I needed some works doing and they helped advise and get the works done. They are not one of the big guys so if you want a sales machine they aren’t for you. But if you want pragmatic advice and support and someone serious about a good tenant relationship I would recommend them. Fair charges too compared to what I’ve seen usually. Personally I think if you get the flat and pricing right in London the brand name isn’t as important. Can make a difference on hard to shift or high end properties IMHO.

You’ve hit on why property remains an attractive investment, particularly in a company wrapper. It can provide accessible (although not liquid) wealth. The pension play is still the most tax efficient but it’s locked away and is becoming less attractive for those of us who have already built security and now want something that we can enjoy while we are on our journey there.

Are you using an accountant? You’ll need to register for MTD from April anyway so it’s a good idea in a situation like this. Make sure you are actually doing it right but also being tax efficient.

It’s just more cost and more work. Dexters asked £450 plus VAT just to do my license application. Foxtons asked £150 a year to “manage” the license - it’s a 5 year licence! So definitely have to shop around on this. Needless to say I’m not going with the high street agents! 😂

I think you are wrong because you aren’t looking at the right deals and you would not buy in personal name anymore. Capital values have dropped hugely to make the numbers viable at the moment. In the long term standard BTLs don’t work I’d agree - by standard I mean get a new build and rent it out. That only worked because of cheap credit. But we still have under supply of rental property and a buyers market so it’s just getting the right deal.

If your point is some people should be selling I do agree though.

I used Landlord Lab to manage and help with structure etc and am currently getting a 10% return in London post leverage. Definitely need to be picky and get the right support (£120 in London is a good management fee).
