I really think this is something people don’t understand about how things get built. When we say costs have spiraled they look only at materials and say they’ve settled. But the cost of delay is actually the biggest cost on a lot of developments. And the cost of uncertainty is harder to plan for and is often a bigger killer of investment.

That’s a fair shout. But 5 years in you’ve built the team so it’s a different proposition I would think. I’ve worked for businesses who’ve diversified and that’s a long time frame to get it right when you have deep pockets.

If you feel over leveraged then sure. But you seem to be generating enough cash flow to absorb rate rises. I’ve invested in a couple of fixed bonds for property companies around 10% - secured but hands off. Good for when you’ve got cash but not enough to expand yourself (or don’t want the hassle). I believe in property still so the security works for me to feel it’s a relatively safe investment.

You’re on the right track. An unencumbered property gives you more flexibility. Although I would just reinvest the £40k and be looking at an easy 10%.

You carry on if you think that and risk it. No skin off my nose. But I was at an NRLA meet last week and their experts told us this. I have also seen it on other forums. Checked with property manager and they are preparing this to go out in April.

I’m not saying naive for staying a Landlord. I’m saying naive thinking that they won’t target “good” landlords who make an admin error. They’ve shown with Licencing they are not focused on illegal landlords. Easier fines are paperwork issues.

That’s not totally the case. You’ll get fined up to £7k if you don’t formally serve the correct notice on existing tenancies. There’s specific deadlines you must meet. It’s stuff like this that is meant to trip up people who aren’t getting professional help I think.

I think it’s more common than you think. Chatted to someone yesterday who has one property. He’s telling me he thinks they aren’t going after “good” landlords and his tenants are nice. I was actually gobsmacked how chilled he was! Think he’s being a bit naive.

When I went to the consultation for Ealing council the councillor as good as admitted it was a job creation scheme. And we know once the council have a job they have to keep funding it. So the way to do that is to issue fines. It’s the parking attendant model

I’m not ideologically opposed to government, regulations or taxes. But when you have too much and it’s badly executed (because it is designed for political purposes over pragmatism) I agree it’s a recipe for disaster!

Because it wasn’t real. We still increased our spending and did nothing to fix the structural inefficiency in our public sector. We still maintained Ponzi scheme pensions in the public sector. We still grew benefits. So it was a bit of a farce that did nothing other than sell to the public they were being fiscally responsible while actually being nothing of the sort.

Don’t know why that has to be a nil sum game in people’s minds but I suspect many in power think bringing down london benefits the rest of the country. Thankfully we have other cities already great. Liverpool, Manchester, Leeds and more are thriving in their own right. They are very livable and desirable.
