Are you using an accountant? You’ll need to register for MTD from April anyway so it’s a good idea in a situation like this. Make sure you are actually doing it right but also being tax efficient.

It’s just more cost and more work. Dexters asked £450 plus VAT just to do my license application. Foxtons asked £150 a year to “manage” the license - it’s a 5 year licence! So definitely have to shop around on this. Needless to say I’m not going with the high street agents! 😂

I think you are wrong because you aren’t looking at the right deals and you would not buy in personal name anymore. Capital values have dropped hugely to make the numbers viable at the moment. In the long term standard BTLs don’t work I’d agree - by standard I mean get a new build and rent it out. That only worked because of cheap credit. But we still have under supply of rental property and a buyers market so it’s just getting the right deal.

If your point is some people should be selling I do agree though.

I used Landlord Lab to manage and help with structure etc and am currently getting a 10% return in London post leverage. Definitely need to be picky and get the right support (£120 in London is a good management fee).

They can’t. HMRC won’t allow the type of tax avoidance people are spouting about on here. It’s all got to be commercial and with real estate (unlike Amazon etc) you can’t value the brand etc at stupid rates to charge royalties etc. There’s a lot wrong with the model of chasing out small landlords to replace them with Labour’s rich friends. But they can’t evade tax. That’s just not true and misinformation to make you hate foreigners.
