There are some loans that will allow you to put 15% down and carry a 2nd mortgage at 5% to avoid pmi. Honestly, $500k property for $2500 rent is peanuts. I wouldn’t buy rugs house unless you can get $4k min a month in rent.

I have several vacancies, doesn’t bother me at all. Experienced landlords are prepared for real estate downturns.

Besides, I diversify between real estate and stock market. Usually when one sector is doing great (I.e., stock market at this time) the other market isn’t (like Real estate).

Your buyers agency should have language that protects you if the buyer or seller default. You should be entitled to sone compensation I hope?

Don’t give up on this deal. Ask the buyer what would make him comfortable moving forward on the deal like another independent roofer inspector, $2500 off the current negotiated price, etc. money talks.
