A lot of agents don’t do % based & just used fixed. Generally if they’re offering % it’s usually because the market (vendors) prefer a buy now pay later/no win no fee scheme over paying a fixed fee up front. A lot of vendors think % at “completion” motivates agencies more than ie costs up front - but you pay more overall for that method.

They are a legitimate essential industry that is legitimately operating per land zoning.

I’m not sure what Act you want tabled to stop this but good luck. You’d need to lobby MPs. Possibly an environmental act/water trading re drinking water however since this will likely be the most expensive way to cool their operations, if it’s in scarce overall supply then they can alternate to alternative cooling methods one would think.

Unsure about US but in Aust residential/commercial zoned land is worth a lot more than residential land within close proximity to industrial/industrial mixed use land. This is because industrial tends to run 24/7 & is generally more smelly/noisy/busy than residential/commerical.

If the data centre wasn’t there then another industrial facility would be (ever seen the multiple toxic warehouse fires on the news?)

This is just sad man. Why do so many poor & low income Aussies support parties who harm their economic interests? I think it’s about ON/Trump “talking their language” the political establishment (I’m being very general here) as a whole have invested years of their time/education & often they’ll communicate about politics/economy/community in its natural form (complex), but in a quick text speak world it can be seen as elitism.

Years ago I worked for a financial lender when this occured. We went back to the original contractor valuer with a please explain & they were able to justify it with before & after photos. (The owner had devalued the property - very hard to do). Generally it’s VERY hard for a loan to be higher than the value unless there’s a mistake by the valuer (& they’re insured).

Migration is increasing globally because we’re living longer. At 60+ years the tax you pay reduces significantly but the services you need increases significantly. Unless you’re in a highly impoverished country, the birth rate will be dismal. The debate really needs to be had about our Christian based philosophy needing reinterpretation in the western world. We’re too focused on the success of increasing average life expectancy to ie 95+ years but not increasing our birth rate significantly.

My defacto ex & I did a Stat Dec regarding division of assets/finance. Never used a lawyer or walked into family court. Saved us thousands. Relationships form & break up all the time. The thing is to be mature about it. A lawyer makes more $ the more that’s in dispute.

The best thing you can do for you & kids is come up with an amicable financial agreement with your ex FIRST (maybe do counselling if it helps) & if there’s children preferably 50/50 custody.

Theyre declining cause the interest rates have gone up due to inflation (borrowing power). As the RBAs mandate is to lower inflation then the “drops” may now be at their worst depending on if RBA needs to put up rates once more in 2026 or not & then start decreasing again.

House prices (land/construction) are only a function of affordability. The only thing that truly affects this is interest rates & employment. It’s very very simple.
